The land

Serenity Beach holds approximately 40 acres of freehold land on the Atlantic coast of Great Abaco, with approximately 815 linear feet of private beach on a bay that runs two miles of unbroken sand. Natural elevations reach roughly 60 feet, giving 360-degree views across the Atlantic to the east and the Sea of Abaco to the west.

The approved master plan is a 98-residence resort and branded-residence community across four tiers, Beachfront, Oceanview, Vista and Village Villas, with nine resort-owned keys, anchored by a clubhouse, beach club, spa and dining. The 22 recorded homesites on the beachfront, oceanview and vista tiers described below are Phases 1 and 2 of that plan.

Approved and ready to build. Development rights are in place through the National Economic Council and the Bahamas Investment Authority, with International Persons Landholding Act registration, Ministry of Works approval and a Crown Land easement secured. The project holds Hotel Encouragement Act concessions, duty-free import of construction materials and equipment, VAT exemption on qualifying spend and a 20-year property-tax exemption, which take effect once construction begins. Phase 1 infrastructure, the roadway network, dedicated highway entrance, underground fibre, backup generator, entry gate and guardhouse, irrigation and landscaping framework, is installed and accepted. Phase 2 is approved for construction.

Getting there. Marsh Harbour International Airport is about 30 minutes north by paved highway, with daily direct service from Miami, Fort Lauderdale, West Palm Beach, Orlando, Atlanta and Charlotte through a recently completed international terminal. Florida is a one-hour flight; Nassau is 35 minutes. Sandy Point airstrip, 20 minutes away, handles domestic and light-jet traffic.

Who is behind it

Serenity is developed by Trophy Property Developers, which has owned and operated The Ranches at Belt Creek — an 800-acre guest ranch and 68-parcel homesite development in central Montana — since 2007. A great deal of resort real estate is sold by entities that dissolve once the parcels are gone. This one is still run by the people who built it, nineteen years on.

Serenity is the firm’s second development and its first outside the United States. The asset is held through SBR Ultra-Lux, LLC.

For institutions

The 40-acre entitled asset is offered for sale as a whole, together with a separately deeded Marina House in a neighbouring harbour village. Planned amenity

Spa

A spa is planned within the community, offering treatment rooms and wellness facilities for owners and guests. A planned future amenity, subject to change, permitting and funding.

Clubhouse

A clubhouse is planned for the crown of the ridge. The current concept contemplates 360-degree views over the bay, double infinity-edge pools with a swim-up bar, dining, and flexible event space. A planned future amenity, subject to change, permitting and funding.

Dining

The clubhouse concept includes a restaurant combining Bahamian produce and technique with wider influences. A planned future amenity, subject to change, permitting and funding.

The parcels

Beachfront

Seven parcels, approximately 10 to 20 feet above sea level, each with roughly 90 to 112 feet of direct beach frontage. The only parcels in the plan that touch the sand.

Oceanview

Eight parcels on the middle terrace, approximately 10 to 45 feet in elevation, 70 to 99 feet wide, a short walk from the beach.

Vista

Seven parcels on the ridge at approximately 30 to 70 feet, the highest ground in this part of Abaco. Dual aspect: sunrise over the Atlantic, sunset over the Sea of Abaco.

Villas

Three typologies from approximately 1,500 to 3,500 square feet, each with a master bath opening to a grotto with swim-out pool, courtyard garden, heated pool and poolside cabana.

Freehold title
