Serenity Beach comprises approximately 40 acres of freehold land with approximately 815 linear feet of direct frontage on a two-mile bay at Crossing Rocks, South Abaco, adjoining the village of Schooner Bay, with natural elevations to 60 feet. The asset is held through SBR Ultra-Lux, LLC. A separately deeded, fully furnished four-bedroom Marina House with its own boat slips in a neighbouring harbour village is included in the offering.
All areas, dimensions and elevations are approximate, are taken from the master plan, and are subject to final survey and the recorded subdivision documentation. Nothing described here is represented as built except where expressly stated. Detailed underwriting and sales information are provided to qualified counterparties under a mutual non-disclosure agreement.
The entitled programme is a master-planned resort and branded residential community of 98 freehold residences across four tiers (7 Beachfront Villas, 8 Oceanview Villas, 7 Vista Villas and 76 Village Villas), nine resort-owned keys, and approximately 30,000 square feet of clubhouse, beach club, spa, dining and sport courts. The 22 recorded homesites of Phases 1 and 2 are the first stage of that plan. The design and permits already in place support the programme in full.
Trophy Property Developers was formed in 2007 to build The Ranches at Belt Creek, an 800-acre guest ranch and 68-parcel homesite development in Belt, Montana. The firm still owns and operates it.
That is the relevant credential. A great deal of resort real estate is sold by entities that exit once the parcels are gone. Belt Creek has run a lodge, a kitchen, a guest programme and a homeowner community continuously for nineteen years under the same ownership. Serenity is the firm’s second development and its first outside the United States.
The freehold is offered for sale as a whole, unencumbered, together with the Marina House, supported by an independent RICS Red Book valuation. The offering is marketed by Luxury Hospitality Advisors and a full Offering Memorandum is available under NDA. The sponsor will also consider the structures below with a qualified development partner.

The Bahamian dollar is pegged one-to-one to the US dollar. Non-resident investors who register their investment with the Central Bank of The Bahamas and obtain the applicable exchange-control approvals are generally able to convert and repatriate capital and profits. Exchange-control designation and approval are matters for the Central Bank; timing and outcome are not within the sponsor’s control.
The Bahamas does not levy a general corporate income tax, capital gains tax, withholding tax on dividends or inheritance tax. A domestic minimum top-up tax applies to in-scope large multinational enterprise groups. Business licence fees, VAT, real property tax and other charges apply. Counterparties should take their own Bahamian and home-jurisdiction advice.
S&P Global Ratings raised The Bahamas to BB− with a stable outlook in September 2025, citing a stronger economy propelled by tourism and large-scale investment across the Family Islands. Moody’s upgraded to Ba3 with a stable outlook in April 2026.
The International Persons Landholding Act governs acquisition by non-Bahamians. Many acquisitions of a single-family dwelling are completed by filing a Certificate of Registration with the Investments Board, while a Permit is required in other cases, including acquisitions of two or more contiguous acres of undeveloped land and acquisitions for commercial or investment purposes. An amendment effective 1 July 2025 introduced a completion window for Permit acquisitions, with provision for extension on prior notice.
Serenity holds Hotel Encouragement Act concessions covering duty-free import of construction materials and equipment, VAT exemption on qualifying spend, and a 20-year exemption from real property tax. Under the Act, concessions take effect once construction commences.
By road. 30 minutes to Marsh Harbour, the commercial centre of the Abacos, and Marsh Harbour International Airport (MHH); 20 minutes to Sandy Point airstrip for domestic and light-jet traffic; direct frontage on the Ernest A. Dean Highway with a dedicated subdivision entrance.
By air. One hour from Florida and 35 minutes from Nassau. Daily direct service to Marsh Harbour from Miami, Fort Lauderdale, West Palm Beach, Orlando, Atlanta and Charlotte through a recently completed international terminal.
