Trophy Property Developers was formed in 2007 to build The Ranches at Belt Creek, an 800-acre guest ranch and 68-parcel homesite development on the Belt Creek drainage in central Montana. The firm still owns and operates it.
That distinction matters more than it sounds. A great deal of resort real estate is sold by entities that dissolve once the parcels are gone. Belt Creek has been under the same ownership for nineteen years, running a lodge, a kitchen, a guest programme and a homeowner community continuously. The operating discipline that requires is the discipline Serenity is being planned to.
Serenity Beach is the firm’s first development outside the United States and the first in the Trophy Property Developers Collection on salt water. It applies the same premise: a defined, finite piece of exceptional land, planned once and planned properly.
Plan for the land, not the spreadsheet. Serenity’s approved master plan provides 98 freehold residences across four tiers and a nine-key boutique resort on approximately forty acres, with the 22 recorded homesites of Phases 1 and 2 as the first stage. Development rights are in place through the National Economic Council and the Bahamas Investment Authority, with Ministry of Works approval and Hotel Encouragement Act concessions. The plan is drawn so that every parcel is oriented toward the beach.
Build to the site. Architecture at Serenity follows a Santorini-influenced Bahamian vernacular: masonry, shade, cross-ventilation, and courtyards oriented to the prevailing easterly breeze. The buildings are designed for the climate they stand in.
Infrastructure below grade. The plan places fibre-optic lines, power and utilities underground, with capacity for internet, cable and surveillance at every parcel, and provides for connection to backup generation. Roadways are designed to be lit and to carry cars, golf carts and bicycles, with separated pathways.
Environmental restraint. The plan specifies low-impact irrigation, indigenous landscaping, recycling-oriented waste handling and solar-powered carts. The site sits alongside protected habitat and is planned to behave accordingly.
Infrastructure is delivered in phases. Phase 1 (roadway network, dedicated highway entrance, underground fibre, backup generator, entry gate and guardhouse, irrigation and landscaping framework) is installed and accepted; Phase 2 is approved for construction. Plans and specifications are conceptual and subject to change, survey, permitting and government approval.

The Ranches at Belt Creek is the first development in the Trophy Property Developers Collection: 800 acres and 68 homesites among the rolling plains and front-range mountains of central Montana, with a luxury lodge, a working ranch and private water. It has operated continuously since 2007 and remains the firm’s flagship.
The sponsor intends to establish reciprocal access between Serenity and Belt Creek, so that ownership at one property carries privileges at the other. Any such arrangement will be governed by the membership documents for each property and is not yet in place.
